What free loft insulation grants are available?

To reduce carbon emissions and tackle fuel poverty, the Government launched the Energy Company Obligation (ECO) scheme. Founded in 2013, the scheme requires energy suppliers to provide funding for energy-saving solutions. This includes:

  • Upgrading existing boilers
  • Wall insulation (cavity wall insulation and solid wall insulation)
  • And of course, free loft insulation

The government estimates that almost £20 billion has been cut from lifetime energy bills due to installations through the ECO scheme in the last decade. The scheme has had various iterations over the years, such as ECO, ECO1, ECO2 and ECO3. Its latest stage, ECO4, targets low-income households that aren’t energy efficient.

Eligibility for a loft insulation grant through the ECO4 scheme depends on two key factors:

EPC requirements explained

An energy performance certificate is required for any property that’s built, sold or rented in the UK. It gives the property an energy efficiency rating from a scale of A to G with information about energy use, energy costs and potential improvements.

To target the most inefficient households, the ECO4 scheme is only available for properties rated E, F or G. These are the properties where heating costs are likely to be highest. You can find your property’s EPC through the Government website.

To be eligible for ECO4 funding, you (or your tenant) must be a member of the Help to Heat Group. Membership requires a person to receive one or more of the following income-based benefits:

This scheme provides funding for low-income households to install a variety of energy saving measures, with Loft Insulation being one of these measures. 

The lifespan of loft insulation can vary depending on the type of insulation material used and the quality of installation. In general, most loft insulation materials have a relatively long lifespan, often exceeding 20 years or more. However, factors such as exposure to moisture, pests and rodents and physical damage can have an impact on energy efficiency and the overall lifespan of the product and installation. Regular inspections of your loft insulation can help identify any issues that may arise, allowing you to address them promptly and ensure the continued effectiveness of the insulation.

Loft insulation may reduce your available storage space, as it typically requires covering the loft floor with insulation. However, solutions like raised loft platforms can be installed to create storage space above the insulation. It is important to leave an air gap between any boarding, otherwise you run the risk of moisture build-up and damp forming.

Installing loft insulation provides an effective way to combat rising heat-loss, especially in colder temperatures. Building regulations recommend a minimum of 270mm thickness for loft insulation, but insulating above this amount can provide further savings on your energy bills. The vast majority of applications for loft insulation are approved so long as they meet the criteria for income and energy performance. That’s because the ECO4 scheme prioritises loft insulation above improvements to heating systems. In other words, they want you to insulate your loft as a first port of call along with other energy efficiency measures like solid wall insulation.

The initial cost of loft insulation varies depending on the size of your property and roof space, along with type of insulation used. Estimates range from as little as £100 to upwards of £1,000, though it can ‘pay for itself’ through savings on your heating bills. With loft insulation grants, you won’t need to cover this cost. It will be covered by your energy supplier as part of the ECO scheme.

The ECO scheme is an obligation for all energy companies with more than 150,000 customers. That includes the main energy suppliers, such as E.ON, EDF, British Gas, Octopus Energy, OVO Energy, Shell Energy, The Co-operative Energy, Utilita Energy, E, Ecotricity, ESB Energy, Outfox The Market, Scottish Power, SO Energy and The Utility Warehouse.
